As population growth around urban centers continues, old former manufacturing or heavy industry sites become more valuable. This has created a surge in the evaluation, assessment, and clean-up of properties for re-use. These properties are called "brownfields" and the individual, agencies, buyers, sellers, financiers, consultants, environmental justice groups and other interested parties are called Brownfield Industry Stakeholders.

Brownfields are defined as real properties whose reuse or redevelopment may be complicated by the presence or potential presence of hazardous substances. Cleaning up and reinvesting in these Brownfields takes pressures off of undeveloped land and protects the environment. Currently many in-fill development opportunities in urban areas are considered Brownfield projects and require, at a minimum, environmental assessment prior to reuse.

If assessment activities identify areas of environmental concern, remediation activities, risk assessment, or in-situ management engineering may be required. Since 1989 we have been helping Brownfield stakeholders, including property owners, their advisors, attorneys, and community redevelopment agencies, bring Brownfields back to productive use.

Beginning with the Due Diligence process, our staff is expert at identifying potential environmental liabilities that impact property redevelopment. This brownfield site acquired by a non-profit dance studio in South Central Los Angeles was found to be highly impacted by gasoline from former Underground Storage Tanks (UST’s).

BROWNFIELD REDEVELOPMENT (TRG# 5946)

This Site contained a bowling alley, a former dry cleaner, and a former gasoline station that had been laying fallow and unused for nearly three decades. The Reynolds Group, the fourth consultant on this project, was able to finally move the project forward and assist a financial transaction that generated cash for the seller and a new asset for the buyer that will be redeveloped into a new retail center in a core area of the City of Long Beach.

100 ACRE OIL FIELD REDEVELOPMENT (TRG# 9999)

TRG performed excavation and bioremediation of petroleum hydrocarbon-impacted soils, asbestos abatement, and disposal of mercury-containing soils. Upon completion 97 acres were approved for residential and industrial use.

The Reynolds Group was asked to provide expert consulting services related to this major case in the City of Lodi. This was one of the most prominent dry cleaner cases in the State of California in the last decade and involved a number of players including the City of Lodi, a local dry cleaner, TRG's client, and a host of other participants in this Federal matter.
